Canvas Homesteads and Artisan Flats are ground-up. Before anything gets built, we choose the ground. We look for land in the path of where people and jobs are already moving, close enough to employment that a workforce commute stays short, in places where the zoning lets us build the homes the market needs.

what we look for.
Patina Flats is acquisition. We buy communities that already stand, in strong locations, for less than they would cost to build today. We look for buildings new enough to have sound systems and established enough to sit below replacement cost, then we put in the work that brings them back.
- Communities built between 2000 and 2015, modern enough to have sound plumbing, wiring, and HVAC
- 200 to 400 units, the scale our management runs efficiently
- Class A and B+ locations across the same seven states
- Buildings priced below what replacement would cost today
